Wholesale Investors Only
Only “wholesale investors” (as that term is defined in section 6(1) of the Financial Markets Conduct Act 2013) will be considered for the prospective investment opportunity.
Fortland's proportional ownership model which frationalises the land asset makes it possible for investors with $50,000 or more.
This is a medium to long-term investment, Fortland's pre-development land could take up to 7 years to be enhanced with plan changes, master-planning and consents.
Keeping You Informed
We will provide regular updates on progress with our consenting and rezoning strategy and, on an annual basis, we will provide a report including the land’s value (based on expert valuation).
Fortland will make available to investors financial statements of the limited partnership, as prepared by BDO, on an annual basis.
The limited partnership will determine a minimum acceptable sale value for the land.
More information and particulars will be provided in the Information Memorandum and in the Data Room for the prospective investment opportunity. Please contact us.
No Debt or Mortgages
No debt may be incurred, or mortgage or other security interests granted, by the limited partnership.
Robust Site Selection
Every site undergoes due diligence, combining Fortland’s market knowledge with advice from internal and external experts.
Our team has developed more than NZ$450m of property both completed and under construction via our parent company in the group, Citadel Capital.
We partner with experts like Jones Lang Lasalle, and community groups like The Native Forest Restoration Trust, to best position ourselves for successful commercial and environmental outcomes.
We seek to transform the value of bare land by accelerating subdivision approvals and re-zoning from local authorities.
We are not passive land bankers. We proactively implement our strategy with a focus on getting the land development-ready as quickly as possible.
The value of the land does not have the same exposure to larger fluctuations in the traditional real estate markets.
Land divestment opportunities will be considered, with capital growth and return on investment in mind.
